A woman is seeking justice after a fall on allegedly hazardous property conditions left her with severe injuries. Celeste Golub filed a complaint in the Court of Common Pleas of Delaware County on February 17, 2026, against John Dickerson, John Dickerson Design Group, and an unidentified John Doe. The lawsuit claims that these defendants were responsible for maintaining a property where dangerous conditions caused Golub to suffer significant harm.
According to the complaint, Celeste Golub was injured on March 31, 2024, when she fell due to hazardous conditions at a property located at or near 21 Dartmouth Avenue in Swarthmore, Pennsylvania. The plaintiff accuses the defendants of failing to maintain safe premises by allowing dangerous staircases and walkways to exist without proper warnings or barriers. “The steps were loose and unstable,” the complaint states, causing them to shift under Golub’s weight and resulting in her fall. Golub alleges that the defendants’ negligence led to her sustaining serious orthopedic and neurological injuries.
Golub’s legal team argues that the defendants had ample time and opportunity to address these unsafe conditions but failed to do so. The complaint outlines numerous alleged failures by the defendants, including not repairing broken concrete steps, neglecting adequate lighting installation, and not providing necessary handrails. It also accuses them of violating various ordinances and statutes within Philadelphia and Pennsylvania regarding property safety standards.
In her lawsuit, Golub seeks damages exceeding $50,000 from each defendant individually or collectively. She claims compensation for medical expenses incurred due to her injuries and for ongoing treatment needs resulting from the incident. Additionally, she cites loss of earning capacity as part of her financial damages claim.
Representing Celeste Golub is Louis B. Himmelstein & Associates P.C., with attorneys Louis B. Himmelstein and Timothy J. Alles leading the case. The case has been filed under Civil Action No.: in Delaware County’s Court of Common Pleas.
